When real estate agents talk about staging your home, they are referring to methods of decorating your home that is designed to showcase its best assets, impress buyers/ tenants and sell/rent it quickly for the highest possible price.
Why staging is important
Although staging is optional, it shouldn’t be. When you’re dealing with such a significant financial transaction as selling or renting a home, you don’t want to miss some details that will make a difference in terms of price.
Staging may be one of the most important part of the process of selling or renting. People aren’t just looking for a structure to inhabit. They are looking for a way to fulfill their expectations and improve their lifestyle. Staging can create a more emotional transaction which ultimately generates more money for the owner.
How to stage your home in 6 steps
- Clean
Cleaning is the most efficient way to make your home seem presentable and desirable. Think about when you visit a hotel. How important is it that it’s clean? Clean the carpets, the floor, the shelves. Once it’s cleaned and organised, think about the quick fixes.
- Depersonalize/ Remove unnecessary or personal items
There are two major problems with clutter. One ist hat it distracts buyers from your home’s features, the other ist hat it makes it seem like the home doesn’t have enough space. Ideally, you’re looking to remove 30 percent of clutter from each room, opening up the empty space and letting the room breathe.
3. Lighting
Take advantage of you home’s natural light. Open all curtains when showing your home. Add supplemental lighting where necessary. Outdated or broken light fixtures must be replaced.
4. Furniture
Staging a home is all about making it seem bigger and appealing. You can start from rearranging the furniture to create the smoothest flow from room to room. Symmetrical arrangements work well.
Make sure your furniture is the right size for the room and don’t clutter the rooms with too much of it. Furniture that is too big will make a room look small, while too little or too small furniture can make a space feel cold. Don’t use cheap furniture or that you don’t use it otherwise. Just make sure the furniture looks nice, inviting and homey.
5. Remember outside too
If it’s a house or villa, your home’s exterior will be the potential client’s first impression. It may even determine their interest in viewing the inside. Clean the trees, hedges or other plants. Make sure the sidewalk leading to the house is clear and clean. If you have a pool, it must be crystal clean.
6. Professional photos
We’ve all heard the old saying “A picture is worth a thousand words.” And, in real estate, pictures make a huge difference in how quickly you sell or rent your home.
Buyers are doing their research, more now than ever before. They are filtering through sites based on location, prices, nearby school etc. Once they have narrowed down their search, they are immediately flipping through photos.
